Properties and units
Record a building as a property, its apartments and garages as units, and keep the key data in one window.
A property is the building. Its units are the apartments, garages and other spaces you can let. Leases, rent and utility costs all hang off them.
Add a property and its units
- Click New property and enter the name and the address.
- Open the property and click Edit property. The window has the sections Basic data, Building, Reconcile apartments, Finance & yield and Management. Fields with errors are marked in the section list, and you are warned about unsaved changes.
- In Building, add house numbers such as 40 and 40a, then the year built, floors and parcel number. Update from building register queries the Swiss federal register of buildings and dwellings and shows each field as old and new. You tick what to take over. Nothing is saved until you click Save.
- In Reconcile apartments, every apartment of the register is shown as already recorded or missing. You decide whether to create it or assign it to an existing unit. Nothing is created automatically.
- In Finance & yield, enter purchase price, investments, insured value and mortgage tranches. The net yield appears once a purchase price is recorded. A mortgage that expires within 6 months is listed under What's coming up on the overview.
- Open the tab Units and click New unit. Save & rent out goes straight on to the lease; Save & add another unit keeps the window open.
What the property page shows
The tabs are Overview, Units, Tenants, Finances, Documents, Activity, Former tenants, Maintenance, Deadlines and Utility costs. The overview shows net rent per month, net yield, rented and vacant units, open rents and the rents paid in the year.
Archive or delete
Use More on the property. Deleting asks for the name and for a 6-digit code sent by e-mail, and the property then waits 30 days in the trash. It is blocked while leases are running or invoices are open. Invoices and receipts are never deleted.
Nothing is tracked — the buttons only open a message so you can tell us what was missing.
