Reminders and dunning for rent
Set the schedule for payment reminders and dunning notices, and let IDup send them or prepare drafts.
IDup can chase late rent by your own schedule. The payment reminder and the 1st reminder notice can go out on their own. The 2nd notice with the termination warning is always a draft that you send yourself.
Set the rules
- Set the due day of the month. A different due day can be set per lease. The rules apply to the whole company, and a property can have its own.
- For each stage set the number of days, the fee and the channel: Email with PDF, Letter or Tenant portal / app. The page shows an example with real dates.
- Decide on Send automatically. Off means only drafts are created, and you review and send each with one click. Nothing changes until you first save.
- Click Dry run to see what the next run would do. Nothing is sent or saved.
The three stages
- Payment reminder, sent when the deadline has passed without payment.
- 1st reminder notice, for the open remainder only.
- 2nd reminder / termination warning, a draft with a 30-day deadline (Art. 257d CO). Send it by registered mail.
Safety brakes
- If the bank data is more than 24 hours old, nothing is sent and administrators are told. Without a bank connection, tick that you record payments by hand every day.
- After a part payment only the remainder is chased.
- A dunning hold pauses one lease, for example for an instalment agreement.
- Months that were already overdue when you switched on automation stay drafts.
What you see
From the reminder on, the row on the rent page is red and shows the stage. Tenants see the notice with its deadline in their portal. Notices without an e-mail address go to the Letter batch. The Log records who sent what and when. A reminder fee is only marked Fee received; it is not booked automatically.
Nothing is tracked — the buttons only open a message so you can tell us what was missing.
