Record damage and repairs with photos and costs, and keep service dates, notice dates and the reference rate in view.

Maintenance keeps a repair together from the first report to the tradesperson's invoice. Deadlines collect every date a property manager must not miss.

Where to find itProperties → Properties → open a property → Maintenance and … → Deadlines.

Record a case

  1. Click Record damage and enter a title, such as Kitchen tap is dripping.
  2. Optionally add description, photos, Urgency (Low, Normal, Urgent, Emergency), the unit, the person responsible, the tradesperson (a supplier), an appointment and a cost estimate.
  3. Set the status: New, In progress or Done. The person responsible gets a task, and it is completed with Done. Photos go to the file storage.
  4. Click Record invoice when the tradesperson bills. It is saved as an expense in the category Maintenance, assigned to the property and unit, and appears in the finances of the property.

When a tenant reports damage in the portal, it arrives here as a case. Your team is told in the bell and by e-mail, and the tenant is told when the status changes.

Deadlines

Add deadline records service intervals such as heating, lift and fire extinguishers, and policies. Choose a repeat and when to be reminded. Notice dates, lease ends, document expiry and repair appointments appear automatically. The reminder comes once, in the bell and by e-mail, and everything is in the IDup calendar.

Reference interest rate

Swiss rents depend on the reference interest rate. You enter new rates yourself; IDup does not fetch them. Administrators are then told how many leases are affected. A page lists those leases with a rule-of-thumb estimate and a text template for a rent reduction or increase. Nothing is sent to tenants automatically. The official form is still required.
